8.5 lakh sq ft smart building to rise in Phase IV campus at Technocity

Technopark has floated a composite tender valued at Rs 380.08 crore for the construction of its first IT office building under the integrated IT micro-township project ‘QUAD’, planned at Technopark Phase IV (Technocity) near Pallippuram, Thiruvananthapuram.

Spanning 8.5 lakh square feet, the smart building will include two basement levels for parking and utilities, and nine upper floors dedicated to tech office spaces, plug-and-play modules, and a rooftop cafeteria. Designed to meet the demands of high-performance digital enterprises, the project integrates advanced features such as robotic cleaning systems, automated security, IGBC-compliant sustainability, and high-side HVAC systems.

“QUAD is our vision of the future – smart, scalable, and sustainable. This project marks a new chapter in Kerala’s IT infrastructure journey.”

The building will feature 465 car and 348 two-wheeler parking slots, 100% DG backup, STP, BMS, and fire safety systems. The design emphasizes energy efficiency, natural lighting, and modern architectural elements including structural glazing, louvers, and a central atrium.

Tender No. ETPK/TC/215/2025-26 follows a two-bid system. A pre-bid meeting is scheduled for June 10, while the submission deadline is June 25, with bids opening on June 26. The contract duration is set at three years, and the building aims for a Gold Rating from the Indian Green Building Council (IGBC).

This first tower is set to be a key milestone in Kerala’s ambition to offer world-class infrastructure to global tech firms.
